Rebuild after fire, plus some code upgrades

Bonavista Church

Project Info

After a fire caused substantial damage to the main floor and auditorium we worked with the contractor to procure a building permit. The owner also asked us to design some barrier-free upgrades to the washrooms and main floor. In this project we kept architectural services to a minimum because the intent was primarily to match the existing building. The insurance company imposed their own limitations, and as a result extra effort was required to balance code requirements with policy coverage and desired owner upgrades.

Contractor-led design-build: precast concrete addition to a steel frame building

Heritage Academy Gymnasium Addition

Project Info

This was a contractor-led design-build project because the owner wanted a simple, straightforward contractual agreement. The project presented some special challenges, such as obtaining precision measurements of the existing building so that the precast panels could be built and placed with certainty. Another challenge was that we could not detail the interface with the existing building until later in the process, after the contractor did some select demolition in the affected areas.

Contractor-led design build: tenant improvements

The Exchange Church

Project Info

In this project the contractor asked us to come up with some creative ideas for space planning in order to maintain a strict project budget in this tenant improvement project. The project featured a mezzanine for additional space, barrier free washroom upgrades, and a curved feature wall to serve as a lobby backdrop without completely separating the auditorium space. In addition, the owner’s committee was in charge of selecting colours and finishes.

Kensington Infill House

Project Info

We worked with the contractor’s client to design a new infill house with a backyard garage suite. Although we worked directly for the owner, the project featured an integrated team approach because the contractor could advise the owner of the budget implications of design decisions from the beginning. We took the lead on DP and BP applications, and subsequently worked with the contractor’s preferred structural engineer and building envelope consultant.
